Real Estate Services for BuyersWe represent Buyers, who are purchasing a property, and Borrowers who are refinancing. The largest part of our time in representing purchasers and individuals refinancing their properties is spent examining various public records to determine the status of the title to properties. We review the land records at the Town Clerk's office to see if there are mortgages, covenants, easements and other matters that will affect the title to your property. We also look at the municipal zoning records to determine what building permits and certificates of occupancy the property may require. After we complete our investigation, we prepare and issue a report and opinion on title describing the results of our search. We also prepare the legal documents necessary to complete the purchase or refinance and deliver them to closing. In the case of a purchase, we attend the closing with the buyer and explain the legal significance of the documents that they must execute. The other service we provide to buyers/borrowers is arranging for the issuance of a title insurance policy. There are two kinds of title insurance policies: 1) a loan policy insures the interest of the lender, 2) an owner’s policy insures the interest of the Buyer/Borrower. We are agents for First American Title Insurance Company, Stewart Title Insurance Company, and Vermont Attorneys Title Corporation. This means we are licensed to prepare and issue the policies on behalf of those companies. We do this as a service to facilitate closings for our clients. |
